Building Services Technican

**The job**

1. **Maintain Facility Infrastructure and Equipment**
As a Building Services Technician, you will be responsible for ensuring the safe and efficient operation of all facility infrastructure, including HVAC, plumbing, electrical systems, fitness equipment, and general building maintenance. You will be the go-to person for both reactive and preventive maintenance, ensuring all systems are functioning optimally to provide a seamless experience for members and staff.

2. **Ensure Facility Standards and Compliance**
You will ensure the club meets all required health, safety, and regulatory compliance standards. This includes maintaining preventive maintenance programs, adhering to safety protocols, managing asset maintenance schedules, and ensuring compliance with building codes and Virgin Active’s internal standards. You will play a critical role in keeping the club’s environment safe, clean, and welcoming for all.

3. **Provide Efficient Service for Operational Needs**
You will manage and address all reactive maintenance issues, promptly responding to member or staff requests regarding facility issues and addressing emergencies. You’ll work closely with the Operations Manager to prioritize tasks, reduce downtime, and maintain a smooth operation of the club’s facilities.

**Key responsibilities**

1. **Preventative Maintenance and Asset Management**
Carry out scheduled preventative maintenance across all building systems to avoid breakdowns and ensure a fully operational environment. Maintain a 100% completion target for all preventative maintenance tasks each month, ensuring systems such as HVAC, electrical, plumbing, and fitness equipment are regularly serviced and in optimal condition.

2. **ESG Focus - Environmental, Social, and Governance**
Actively contribute to Virgin Active’s environmental, social, and governance (ESG) goals by implementing sustainable practices within the maintenance operations. This includes minimizing energy consumption, promoting waste reduction, and ensuring that maintenance activities align with eco-friendly principles and social responsibility initiatives.

3. **Health and Safety Compliance**
Ensure that all building systems and facilities comply with relevant health and safety regulations. Perform regular safety checks on fire exits, emergency lighting, and safety equipment. Ensure that all building systems and processes meet required safety standards to create a secure environment for staff and members.

4. **Reactive Maintenance and Issue Resolution**
Provide prompt and effective responses to any reactive maintenance requests and emergency situations. This includes diagnosing and fixing issues quickly to minimize disruption to operations. You will be expected to manage emergency repairs for HVAC, plumbing, electrical, lighting, and fitness equipment.

5. **Facility Cleanliness and Upkeep**
Ensure that the facility is maintained to the highest standards, with a particular focus on cleanliness, organization, and safety. You will oversee the upkeep of common areas, restrooms, staff rooms, and external spaces. Work closely with other departments to ensure that hygiene standards are met across all areas.

6. **Collaboration and Reporting**
Regularly update the Operations Manager on the status of ongoing maintenance tasks, upcoming inspections, and any potential facility issues. Provide timely reports on maintenance activities, including preventative tasks, repairs, and asset management. Ensure that maintenance schedules and repairs are well-documented.

**Key performance indicators**

1. **Maintenance Response and Issue Resolution**
Achieve an 85%+ success rate for prompt maintenance responses and resolution of service requests. Ensure that issues are addressed in a timely and efficient manner, with mínimal disruption to the club’s operations.

2. **Preventative Maintenance Completion**
Meet a 100% completion target for all preventative maintenance tasks each month. Ensure that all scheduled tasks are completed on time to avoid potential system failures and ensure the building is operating at its best.

3. **ESG Focus - Environmental, Social, and Governance**
Ensure that all maintenance activities adhere to Virgin Active’s ESG policies, with a focus on reducing energy consumption, minimizing waste, and adopting sustainable practices in line with the company's sustainability goals.
