**Objectives**: - To lead end-to-end management of residential property leasing, ensuring equitable agreements for all parties involved. - Act as the key liaison between landlords and potential tenants, providing guidance to enhance property promotion. - Direct negotiations and oversee the preparation of documentation (contracts, deeds, leases) for residential leasing. - Conduct comprehensive market analysis to accurately value residential properties. Stay abreast of local real estate trends and industry developments. - Additionally, aim to foster a collaborative team environment, managing and guiding leasing staff to achieve collective objectives in a dynamic residential leasing landscape." **Responsibilities**: - Manage and lead a team of leasing agents, providing guidance, support, and training as necessary. - Develop and implement effective leasing strategies to attract and retain tenants. - Foster a positive and collaborative work environment. - Conduct regular team meetings to discuss goals, strategies, and updates. - Oversee the timely response to incoming leads through various channels. - Ensure leads are assigned promptly and efficiently to the leasing team members. - Implement strategies to optimize lead conversion and closing ratios. - Analyze and track closing ratios to identify areas for improvement. - Work closely with the leasing team to provide training and support in closing techniques. - Implement best practices to enhance overall closing ratios. - Establish effective communication channels within the team for lead updates. - Implement a systematic follow-up process to nurture potential tenants through the leasing process. - Regularly check in with team members to ensure leads are being appropriately managed and followed up. - Generate regular reports on lead performance, closing ratios, and team productivity. - Analyze data to identify trends and make informed recommendations for improvement. - Collaborate with the management team to develop and adjust leasing strategies based on data-driven insights. - Ensure a high level of customer service is maintained throughout the leasing process. - Address tenant inquiries and concerns, providing timely and effective solutions. - Foster positive relationships with current and prospective tenants. - Stay informed about market trends, competitor activities, and industry best practices. - Use market insights to adapt leasing strategies and maintain a competitive edge. - Ensure leasing activities comply with relevant laws, regulations, and company policies. - Stay updated on changes in leasing laws and industry standards. - Collaborate with marketing and advertising teams to develop and execute effective marketing campaigns. - Monitor and analyze leasing data to identify areas for improvement and implement corrective actions. **Requirements**: - Bachelor's degree in Business, Real Estate, or a related field (preferred). - Proven experience in real estate leasing, with a track record of achieving leasing targets. - Strong leadership skills and the ability to effectively manage and motivate a team. - Excellent communication and negotiation skills. - In-depth knowledge of real estate leasing laws and regulations. - Proficiency in leasing software and CRM systems. - Ability to multitask, prioritize, and meet deadlines in a fast-paced environment. - Strong analytical and problem-solving abilities. - Attention to detail and strong organizational skills.
