Premium Solutions Consultancy is currently seeking a highly qualified and experienced Property Manager to join our team. As a Property Manager, you will be responsible for overseeing the operations and management of our diverse portfolio of commercial and residential properties. You will ensure the properties are well-maintained, financially profitable, and meet the needs of our tenants and property owners.

Responsibilities:

  1. Coordinate with the property management office for all matters including contracts, rentals and sales, maintenance, accidents, and any breaches.
  2. Handle property expenses, including taxes, leases, insurance premiums, and maintenance costs.
  3. Report the property's financial status, occupancy, and expiring leases to management.
  4. Develop and implement property management plans to maximize occupancy rates and rental income.
  5. Supervise and coordinate smooth move-in and move-out processes for tenants.
  6. Investigate and resolve property complaints and rental violations.
  7. Oversee all maintenance-related issues for properties by coordinating with maintenance entities, particularly for vacant units.
  8. Inspect building structures regularly to determine needs for repairs and renovations.
  9. Monitor the safety and cleanliness of interior and exterior areas such as offices, rooms, floors, corridors, parking areas, and recreation spaces.
  10. Ensure the upkeep of the building and its assets, including furniture, elevators, fire and smoke alarm systems, and CCTV.
  11. Conduct regular inspections and maintenance of indoor and outdoor AC units (Chillers, HVAC, AHU, etc.).
  12. Maintain day-to-day operations related to property maintenance, adapting to changing weather conditions.
  13. Provide updates and recommendations to Top Management regarding construction, alterations, maintenance, materials, supplies, equipment, and services outside of approved plans and budgets.
  14. Prepare regular weekly/monthly reports for maintenance, repairs, safety, costs, and any other support material for Top Management along with pictures.
  15. Manage and coordinate with Owners Associations, Property Management, and Facility Management companies appointed by Scala Owners Association Management Services.
  16. Meet with prospects and clients interested in properties to offer real estate deals and identify their requirements and choices.
  17. Negotiate and recommend contracts for Top Management's approval.
  18. Perform other duties as directed by Top Management.
  19. Attend Management meetings as required.
