**Job Vacancy: Property Manager**
**Job Summary**:
The Property Manager is responsible for overseeing the daily operations of assigned properties, ensuring the maintenance, tenant satisfaction, financial performance, and compliance with company policies and regulations. The role involves tenant relations, budgeting, facility management, and lease administration to maximize property value and revenue.
**Key Responsibilities**:
- **Property Operations & Maintenance**:
- Ensure properties are well-maintained, safe, and compliant with all regulations.
- Oversee maintenance requests and repairs, coordinating with vendors and contractors.
- Conduct regular inspections of properties and implement preventive maintenance plans.
- **Tenant Relations & Lease Administration**:
- Manage tenant communications and address concerns promptly.
- Handle lease negotiations, renewals, and terminations in coordination with legal and leasing teams.
- Ensure timely collection of rents and enforce lease terms.
- **Financial & Budget Management**:
- Prepare and manage property budgets, tracking expenses and revenue.
- Monitor financial performance and suggest cost-saving initiatives.
- Assist in setting rental rates based on market analysis.
- **Compliance & Risk Management**:
- Ensure compliance with local property laws, health and safety regulations, and company policies.
- Maintain accurate records of property documents, contracts, and financial transactions.
- Address and resolve any legal or regulatory issues related to the properties.
- **Reporting & Strategic Planning**:
- Generate periodic reports on occupancy, maintenance, and financial performance.
- Recommend improvements and investment strategies for enhancing property value.
- Assist in marketing efforts to attract and retain tenants.
**Qualifications & Skills**:
- Bachelor's degree in Real Estate, engineering, or a related field preferred.
- 5+ years of experience in property management.
- Strong knowledge of property laws, leasing, and financial management.
- Excellent communication, negotiation, and problem-solving skills.
- Ability to manage multiple properties and tasks efficiently.
- Proficiency in property management software.
